Begin your real estate market research with the U.S. Census information about a town. You want to invest in a town that is growing, especially if you are investing in income properties. It’s easier to do this now, with all the information available online. Just go to the official U.S. Census site at www.census.gov.
If you call the chamber of commerce, or the local department of economic development, they may have a packet of statisics they can send you too, showing population figures, employment mix, and even more. These are a couple of the statistical tools and information that can help, but one of the easiest and most useful research tools, is talking to people who live there.
Talking is a great way to research an area you are not familiar with at all. I once called the Chamber of Commerce office of Deming, NM. In the course of our conversation, the chairman casually commented that the city was using up water quicker than the aquifer was being replenished. I also learned that they had no back-up plan in place. That was enough to scratch Deming off the list.
When you want to know more about a town, pick up the phone. Use any excuse to call anyone from a real estate agent to a resident. Ask questions about crime, whether the local government welcomes new businesses, what the weather is like there. Are houses sitting for sale for a long time, or do they go quickly? Where are the good or bad areas? What are the good or bad things about the town that a new person should be aware of?
Prior to moving to Tucson, Arizona, part of our real estate market research was to call people in potential towns to see if they owned a snow shovel. If they did, we crossed the town off our list. Two different places can both get 25 inches of snow per year, but in one it stays all winter, and in another it melts by noon. Our snow shovel question told us the truth behind the statistics.
That was just a personal thing with us, of course, but talking to people can tell you things that are more directly related to investing. In fact, a good local bar can be a great place to do your research once you are in a town. Patrons will tell you what big employers are about to move in or out of the town, how fast homes are selling, whether there are gangs, and much more items of interest.
Ask which areas are improving, and which aren’t. Listen for stories about loud or animal-infested areas. This kind of information is important, but hard to get from raw data. Of course, people do sometimes exaggerate, so try to verify what you hear if it sounds outlandish. Still, talking to people can be a great way to do real estate market research. Good luck!

Currently, it appears that the average article is at least 12% keyword rich and this is way too many keywords.
To aid in reducing this abuse, search engine webmasters have created algorithms to aid them in determining what sites are offering valuable content and which ones are not. Currently, keywords that have 12% of keywords used in it are being looked into.
There is a tracking method that aids in finding the web owners who are misusing keywords. If you have an article that is overly saturated with keywords, then it can be tracked. For instance if you have an article of 500 words and you have 20 keywords in it then you will be caught for keyword abuse.
The best method to write good SEO articles is to do justice to your articles. Make doubly sure that your SEO article contain relevant information as well as a substantial ratio of keyword included into the article. The keyword should be scattered. The best way to do this is to include at least two keywords or phrases when you begin the paragraph and also when you end the paragraph. In case, you have an article that has five hundred words, you need to focus on including at least one keyword or phrase for each paragraph in the body of the text.

If you’re promoting Clickbank products as an affiliate, you will probably notice that there is a 90-day refund policy for each product.
Refunds can kill your Clickbank sales efforts! A lot of sales will mean nothing if your referred customers request their money back.
Refunds can not be totally avoided. What you should do is to choose the right products when you start promoting. Calculating the average refund rate of the Clickbank product that you want to promote is a good way to decide if promoting it is worth your time and efforts.
Visit the Clickbank Market Place, you are provided with some important payout stats. Every product at Clickbank has some information attached to it, which can help you determine whether it is a good product for you to sell or not.
%/sale: How much you earn as a percentage of the total price of the product, the commission rate.
$/sale ($Earned/Sale): The average net amount earned per affiliate per referred sale in the past considering refunds and the Clickbank fees. With this number, you can have an inner look at the real performance of the products you want to promote.
The average refund rate of a Clickbank product is: (Affiliate Commission – $/sale)/ Affiliate Commission = Average Refund Rate
Affiliate Commission= (Product Price – Product Price * 7.5% -$1) * %/sale
For example, you check the Clickbank marketplace and see the price of Confessions of a Lazy Super-Affiliate report is $29.95, $Earned/Sale is 19.97, and the commission rate is 75%. So the affiliate commission of this report is 75% * (29.95-29.95 * 7.5%-1) =$20.03 and the refund rate is (20.03-19.97) / 20.03 =0.29%. Yeah, it’s one of the lowest refund products I have ever seen.
The average refund rate of Clickbank products is around 10%. With a 5% or less refund rate congrats you find an excellent product. With an 20-25% (or higher) refund rate you should consider promoting other ones.
And you should beware that you can’t calculate the refund rate with any accuracy if a Clickbank vendor is selling different products with different prices. You can check if this vendor has multiple products in this way. Type payment URLs like this in your browser: http://1.vendor.pay.clickbank.net/, http://2.vendor.pay.clickbank.net/… If you get a 404 error on http://2.vendor.pay.clickbank.net then this merchant has only one product in the Clickbank marketplace.
Another factor is when vendors change their pricing. You should realize that if a vendor offers different products/price this isn’t going to work either.
